We Are a Discovery Platform

Z3 Ghana is a property discovery and information platform. We connect diaspora buyers with developers and projects in Ghana.

What this means:

  • We provide a marketplace for developers to list their projects
  • We verify basic information about developers (identity, registration, past projects)
  • We facilitate initial contact between buyers and developers
  • We provide educational resources about buying property in Ghana

We Are NOT a Broker or Agent

Z3 Ghana does not act as a real estate broker, agent, or intermediary in property transactions.

This means:

  • We do not represent buyers or sellers in negotiations
  • We do not provide legal, financial, or investment advice
  • We do not earn commissions from property sales
  • We are not involved in the transaction process
  • We do not hold or manage any funds related to property purchases

We Don't Process Transactions

All property transactions occur directly between you and the developer. Z3 Ghana is not a party to any transaction.

You are responsible for:

  • Negotiating terms directly with the developer
  • Conducting your own due diligence and property searches
  • Hiring your own legal representation
  • Managing all payments and financial arrangements
  • Ensuring compliance with all applicable laws
  • Resolving any disputes that may arise

We Don't Guarantee Projects

Z3 Ghana makes no guarantees or warranties regarding:

  • The accuracy or completeness of project information
  • The quality, condition, or value of any property
  • The financial stability or reliability of developers
  • The completion of projects on time or at all
  • The validity of land titles, permits, or other documents
  • Compliance with building codes or regulations
  • The suitability of any property for your purposes

Developer verification is a screening tool, not a guarantee. Even verified developers can face financial difficulties, project delays, or other issues beyond our control or knowledge.

Always Do Your Own Due Diligence

Before purchasing any property, you must conduct comprehensive due diligence, including:

  • Land Title Search: Verify ownership at Ghana's Lands Commission
  • Building Permit Verification: Confirm valid permits with local authorities
  • Site Inspection: Visit the property or have a trusted agent inspect it
  • Independent Valuation: Get professional property valuation
  • Developer Background Check: Research the developer's history and reputation
  • Legal Review: Have all documents and contracts reviewed by your lawyer
  • Financial Assessment: Verify the developer's financial capacity to complete the project

Do not rely solely on information provided on our platform. Verify everything independently.

Property transactions in Ghana involve complex legal requirements. You should always:

  • Hire a qualified Ghanaian property lawyer to represent your interests

Z3 Ghana and its operators shall not be liable for:

  • Errors, omissions, or inaccuracies in project information
  • Actions or omissions of developers, agents, or other third parties
  • Project delays, cancellations, or failures to complete
  • Disputes between buyers and developers
  • Fraud, misrepresentation, or misconduct by any party

By using this platform, you acknowledge that you understand and accept these limitations.
