What "Verified Developer" Means
A Verified Developer Badge Means:
When you see the "Verified Developer" badge on a project listing, it means the developer has successfully passed our multi-step verification process. This badge is your assurance that we've done the homework you can't easily do from abroad.
Legal Identity Confirmed
Real names, registered business, verifiable contact information
Business Registration Verified
Registered with Ghana's Registrar General's Department
Track Record Reviewed
Past projects completed, buyer feedback collected
Ongoing Monitoring
Continuous performance tracking and buyer feedback
Our Verification Process
1. Identity Verification
We collect and verify the legal identity of the developer, including:
- •Full legal names of company directors and beneficial owners
- •Ghana Card or passport verification for key personnel
- •Physical office address and contact verification
2. Business Registration Check
We confirm the developer is a legitimate, registered business entity:
- •Business registration certificate from Registrar General's Department
- •Tax Identification Number (TIN) verification
- •Check for legal disputes, bankruptcy filings, or regulatory issues
3. Past Projects Review
We investigate the developer's track record and history:
- •List of previously completed projects with completion dates
- •Buyer testimonials and satisfaction feedback
- •Evidence of timely delivery and quality construction
- •Check for abandoned or significantly delayed projects
Important: What We DON'T Guarantee
Our verification process significantly reduces risk, but it does not eliminate all risk. Please read and understand the following limitations:
We do NOT guarantee project completion
Verification confirms past performance and current legitimacy, but unforeseen circumstances (economic changes, funding issues, etc.) can still affect project timelines or completion.
We do NOT guarantee construction quality
While we verify developer credentials, we do not inspect construction quality, materials, or workmanship. You should conduct your own inspections or hire a professional surveyor.
We do NOT guarantee land title validity
You must conduct your own land title search and legal due diligence. We recommend hiring a qualified lawyer to verify land ownership and ensure proper documentation.
We do NOT handle financial transactions
All payments are made directly to the developer, not through our platform. We do not hold funds, process payments, or provide financial guarantees.
We are NOT a real estate agency
Z3 Ghana is an information and verification platform. We connect buyers with developers and agents, but we do not represent either party in transactions.
Your Responsibility
Always conduct your own due diligence. Hire a lawyer to review contracts and verify land titles. Visit the property in person or send a trusted representative. Never make full payment upfront without proper legal documentation and milestone-based payment terms.
Why Verification Matters
Ghana's real estate market has tremendous potential, but it also has challenges. Stories of unfinished projects, fraudulent developers, and disputed land titles are unfortunately common. These issues disproportionately affect diaspora buyers who lack local knowledge and networks.

Verification isn't a guarantee, but it's a critical first layer of protection. Combined with your own due diligence and professional legal advice, it significantly improves your chances of a successful property purchase in Ghana.
